Size Does Matter

Development of green belt land in the UK has always been and will remain a contentious issue. The reality of the need for affordable housing coupled with limited availability of land to build on has created a political quandary. The fact is that the most logical and economically sensible sites to provide for the new expansion are the same locations that are restricted.

The ability to reclassify and secure planning permission on any given property located in greenbelt requires a sensitivity to political dynamics, empathy for the setting and characteristics of the region and most essential the size of the proposal in relation to the existing community.

In the last ten years more than 15 square miles, (9600 acres), of UK greenbelt land has been released for development, primarily residential. The one common denominator when land is finally reclassified is that it nearly always consists of less than 100 acres and in most cases parcels of 20 acres or less. A good example is the release of 35 acres of greenbelt in Bath in May 2006. The size of the release was deemed enough to accommodate the immediate need and appropriate for the exiting community identity without generating widespread dissent.
